Villa Park Recreation Center Construction

We're thrilled the VPRC is now open as of January 3, 2025 with our ribbon-cutting ceremony taking place on January 13. The new recreation center features many modern amenities, including a full gymnasium, an elevated track, a stretching area, a fully equipped fitness center, two (2) classrooms, two (2) multipurpose rooms, an educational commercial kitchen, locker rooms with showers and a roof-top terrace! On the exterior, the last of the glass has been installed, the column wraps are installed, the building address is installed, and the roof terrace pavers have been installed. Generally, the exterior is complete, with the main entrance auto operator, fire suppression alarm bell, and terrace roof railing being all that remains as we approach the end of the project. On the interior, the second floor the running track and stretching area rubber flooring has been installed, lockers throughout the second floor installed, ceiling fans in the Dance Studio and Fitness center installed, the AV equipment (monitors and speakers) installed, the security cameras have been mounted, and the room signage has been installed. Generally, all that remains is the flooring for the Fitness Center. On the first floor, the gym floor markings have been completed, all the gym equipment has been installed, the multi-purpose floor has been completed, all folding partitions have been installed, the window shades installed, AV equipment installed, security cameras mounted, countertops and reception desk have been installed, carpet in the offices installed, and the elevator has been certified.  Overall, the interior is wrapping up with loose ends, various inspections, and testing, as the project makes way for final inspections, punchlisting activities, and Owner FFE deliveries. The project is scheduled to be completed in December 2024. Currently, the project has experienced 34 days of lost work due to the weather.

Budget

The current approved Project budget including all construction and Owner costs is $20.181 Million.  The current estimate of the construction cost is $18.1 Million.

Apprenticeship Participation

To date, apprenticeship participation is on track through October.

On the exterior, facility siding has been completed, landscaping has wrapped up, permeable brick paver install of the East lot is complete, site lighting has been installed, fence at the retaining wall has been completed, and the South parking permeable paver installation has begun. On the interior, 2nd light fixtures installed and powered up, drinking fountains have been installed, wall protection system has been installed, wood floors in Dance Studio have been layed out, bathroom accessories and plumbing accessories have been installed, and LVT and carpet install has begun. On the 1st floor, light fixture has been installed, terrazzo flooring in the lobby has been installed, interior alum framing has been installed, all kitchen equipment has been installed and utilities connected, toilet partition installation is completed, plumbing trimout is completed, toilet accessories have been installed, and electric heating units have been installed.  The wood floor in the gym is installed, and the sanding process has begun, the wood floor in the multi-purpose room is being laid, and terrazzo stair treads are being installed. The project is scheduled to be completed in December 2024.  Currently the project has experienced 34 days of lost work due to the weather.

The construction fence has been removed on the exterior.  Site work has begun with light pole base installation, exterior door stoops installed, South lot curb and gutters, sidewalks installed, and front entrance stairs/ramp completed.  The install for the new metal panel systems for the soffits has begun. Site grading along the West and North elevations has begun. On the interior, drywall activities are wrapping up, The divider curtains in the gym have been installed, final coat of paint on the 2nd floor has been completed, the ceiling grid in various areas has been installed, light fixtures are being installed, Grand Stair has been installed, the fire alarm system is being final roughed in and trimmed out, alum window systems are being installed, and floors are being prepared to receive flooring.  On the 1st floor Ceramic tile installation in the locker rooms is wrapping up, FRP wall paneling in the kitchen has begun, the first coat of paint is complete, for the bathrooms throughout the facility has been delivered and installation has begun.  Bathroom plumbing fixtures are being installed. The project is scheduled to be completed in December 2024. The project has experienced 34 days of lost work due to the weather.

The project is scheduled to be completed in December 2024.  Currently, the project has experienced 33 days of lost work due to the weather.

The current approved Project budget including all construction and Owner costs is $20.181 Million.  The current estimate of the construction cost has increased based on the change in electrical contractor to $18.1 Million.

The structural Steel installation of the running track is complete.  The roof system over the program space is ongoing.  The roof system over the gym has begun.  2nd floor overhead MEPFP is ongoing.  2nd floor framing is complete.  2nd floor in-wall MEPFP rough-ins have begun. The 1st-floor concrete slab-on-grade within the program space has been poured.  The exterior framing is complete.  The exterior envelope air barrier installation is ongoing, and the exterior face brick installation has begun on the North side of the facility.  Interior masonry walls have been laid out and installation has begun. Underground electrical services have been roughed in. The project is scheduled to be completed in December 2024.  Currently, the project has experienced 33 days of lost work due to the weather.

Budget

The current approved Project budget including all construction and Owner costs is $20.181 Million.  The current estimate of the construction cost remains within budget at $17.9 Million.

Safety

Through May 2024 there have been no injuries and/or lost days due to accidents.

The submittal process is ongoing.

To date, there have been 104 RFIs issued, and 4 are currently open. There are no critical/priority RFIs at this time.

The Village of Villa Park is embarking on an exciting journey as construction is underway on the brand-new recreation center. As this endeavor continues, we want you to be a part of the process. The Village has now reached the point of choosing a name for the center. Our goal is to find a name that captures the spirit and essence of our community. Your input is crucial in determining the identity of the recreation center, so please take a moment to share your suggestions and thoughts on what the recreation center should be named. Structural Steel installation of the running track is ongoing.  The roof decking has been installed. The 2nd floor concrete topping in the program space has been poured. Underground plumbing has been completed and the stone base throughout the facility has been installed.  The rooftop HVAC units have been set.  Layout of the 2nd-floor partition walls is ongoing. Overhead MEPFP materials are being delivered, and installation has begun. The project is scheduled to be completed in December 2024.  Currently, the project has experienced 31 days of lost work due to the weather. The new electrical contractor, J. Hamilton Electric mobilized the last week of April to begin their underground installation.

Project Update: Structural Steel detailing in the Program space is ongoing.  Pre-cast hollow core floor planks for the second floor were installed.  Pre-cast wall panel installation is ongoing.  Long-span roof trusses in the Gym have been delivered and installed.  The project is scheduled to be completed in December 2024.  Currently, the project has experienced 28 days of lost work due to the weather.  Valley Electric, the building electrician, abruptly went out of business in March.  Working with the Village Attorney, and Valley’s bonding company, the Village is recommending an award to the 2nd bidder, J. Hamilton Electrical at the Board Meeting on Apr 8.  This will NOT significantly impact the project schedule.

  1. 100% of the pre-cast hollow core planks have been set to date.
  2. 100% of the gym’s long-span trusses have been installed
  3. Approximately 95% of pre-cast wall panels have been erected to date

  6. Approximately 7,219 man hours have been worked to date, with 1,520 man hours in the month of March

The new building pad is built to subgrade. The concrete foundation work is complete.  Site Utility work is substantially complete.  The masonry West Stairwell, Elevator Shaft, and shear walls are in progress.  Underground building plumbing and electrical are in progress. Structural masonry shear walls are approximately 75% complete and are scheduled to be completed in early January.  Steel is tentatively scheduled for delivery and installation in early January, with pre-cast hollow core planks to follow in mid-February. The project is scheduled to be completed in December 2024.  Currently, the project has experienced 9 days of lost work due to weather.

Preparations to take down the Community Recreation Building are being completed today, 7/6/2023.  The Community Recreation Building structure will be taken down and demolished starting tomorrow, 7/7/2023 at 7:00 am.

June 27, 2023

Demolition of the Community Recreation Building and Site will begin on Wednesday 6/28/2023.  Crews will begin with the removal of the playground and preparing the building to be taken down.  Preparing the building consists of the removal of the roofing material and other nonstructural materials, we expect the work to prepare the building to take 2-3 days.  We will provide more information as it becomes available and once the building structure is prepared to be taken down and demolished.

Demolition site security fencing will be installed on Friday, June 16th.  Permits are finalized and will be issued following the inspection of security fencing. Demolition is expected to begin the week of June 19th. As with all construction sites, the area will be inaccessible to the general public.

DEMOLITION OF THE COMMUNITY RECREATION BUILDING

The CRB building served our community well for many years, but as we say goodbye to this older facility and outdated playground, we say hello to a new state-of-the-art facility that will enhance our community. This recreation center will be a hub of activity, offering opportunities for fitness, leisure, and community engagement. The new recreation center will feature many modern amenities, including a full gymnasium, a fully equipped fitness center, multipurpose rooms, and even dedicated spaces for cooking classes.

The demolition of the CRB building will occur soon after Permits have been approved. As with all construction sites, the area will be inaccessible to the general public.

2021-2022 $10M Grant Information

In September 2021, the Village of Villa Park received notice that the community received a $10 million grant from the Department of Natural Resources- Build Illinois Bond Fund grant to be used towards costs associated with the construction of a Parks and Recreation Center.
